Timely and accurate processing of all required administrative forms, leases, and related information; including prospect applications.
Be able to explain all lease documents to new and existing residents.
Provide quality customer service in a timely response to resident requests and concerns.
This includes helping residents and prospects before, during, and after leasing an apartment/home.
Maintain on-going resident retention program under the direction of the Supervisor.
This includes, but is not limited to, participation in resident events/activities.
Shop competition monthly and complete a Market Survey.
Maintain professional appearance of office, amenity areas, model apartments/homes, and community.
Develop, refine, and effectively implement excellent telephone and personal sales skills by participating in continuing education provided by the company, or participating in the National Apartment Association, or their local affiliate.
Create a beginning-of-day and end of day task list; utilizing this to stay organized for tours, renewals, new move-ins, etc.
Work with the Supervisor to develop and implement marketing strategies.
Maintain closing ratios and work to achieve and exceed budgeted occupancy goals.
Work with Supervisor and maintenance to ensure apartments/homes are ready for new residents.
Wal k units the day before the move-in to ensure there are no outstanding maintenance issues that need to be addressed before their move-in.
Create new service requests.
Follow up on completed service requests, and close-out those requests in the system.
Walk property weekly to ensure cleanliness of the property and resident patio areas.
Be observant for any problem which could be a hazard or potentially dangerous for residents, staff, guests, and the public.
This includes the condition of pool gates, fencing, lighting, trip hazards, etc.
Transport funds to the bank when requested by the Supervisor.
Properties to perform all, but not limited to, all of the above.
Maximize resident retention (renewals).
Maintain no less than a 50% retention rate, and no more than a 1% month-to-month rate.
Send renewal notices in a timely manner that meets the needs of the property and their lease.
Go door to door and personally speak with the residents.
Consistently follow up via phone calls, texts, emails, and communicating with residents in person.
Collect rent, handle late fees, and process evictions (under the direction of Supervisor) in a timely manner.
Enter invoices using the approved GL accounts.
Coordinate with the Property Manager on the next year's property budget.
Assist the Property Manager in scheduling vendors and purchasing supplies while maintaining budget objectives.
Skills:
- Proficient in using property management software (AppFolio preferred) - Strong organizational skills with the ability to effectively file and retrieve important documents - Knowledge of relevant laws and regulations related to property management - Experience in facilities management, including coordinating maintenance requests and repairs - Ability to review, negotiate, and manage contracts with vendors and service providers - Excellent customer service skills with the ability to handle tenant inquiries and resolve issues promptly - Professional phone etiquette with strong communication skills - Familiarity with upselling techniques to promote additional services or amenities to tenants - Accurate data entry skills for maintaining accurate records Note:

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
