Position SummaryWhat you'll doThis Senior Manager II, Real Estate And Portfolio Management -Real Estate will have about 70% travel.
End to End Real estate development scope:
Site selection, transaction negotiations, deal-making, entitlements, permits, design, construction leadership & engagement.
Leads realty and property closings for assigned geographic area by developing and implementing processes for approval of projects with internal business partners collaborating with other departments (for example, Store Planning, Legal, Health and Wellness) to understand legal and economic risk and establish contractual terms collecting real estate documents (for example, leases, loan documents, property condition reports) analyzing real estate documents to ensure projects are within parameters; preparing required materials for transaction (for example, financials, internal memos, updated site plans) determining realty decisions (for example, pricing, rent, renewals, disposition) based on market studies and appraisals and presenting to internal key stakeholder committees (for example, Realty Committee, Internal Rate of Return (IRR) Committee, Real Estate Executive Committee) to gain approval.
Leads real estate transactions and deal initiations for assigned geographic area by analyzing data (for example, demographics, consumer behavior trends, competition) identifying site selection and pipeline options appropriate for non-complex opportunities providing pipeline and site selection recommendations to leadership; forecasting return on investment on transaction decision determining the business impact of project decisions (for example, site selection, property management options, disposition) developing project portfolio recommendations on business decisions based on analysis and developing recommendations on sub-market portfolio strategies and communicating them to leadership (for example, Regional Vice Presidents, Real Estate Executive Committee (REC)).
Leads realty projects by managing consultants (for example, engineers, zoning attorneys, brokers) leading the management of project risk, timeline, and sunk cost (for example, understanding the project risk, timing of delivery, costs spent to date) acting as a liaison to government officials and community groups and managing company image with key partners (for example, landlords, cities, developers, adjacent property owners) complying with internal and external transaction regulations (for example, Sarbanes-Oxley regulations, re-approval guidelines) assessing project alignment with overall portfolio and identifying concerns developing recommendations to address project alignment concerns and communicating them to leadership managing purchases, dispositions, lease renewals, and rent allocations gaining buy-in from key stakeholders and community partners (for example, Real Estate Leadership, city council, planning commissioner) in order to ensure project continuation and managing Leads the property management of operating portfolio by evaluating recommendations on improving site appearances and increasing sales growth potential acting as a liaison and driving collaboration with landlords and tenant representatives evaluating and negotiating subleases, terminations, and purchase options analyzing use restrictions and approving store uses to contribute to income generation for properties conducting site visits negotiating contracts (for example, leases, easements, license agreements) with prospective business partners and third parties overseeing third-party work product and addressing escalated issues and securing approvals for property management recommendations.

Minimum QualificationsBachelor's degree in Architecture, Construction Management, Information Technology, Engineering, or related field and 3 years' experience inarchitecture, construction management, engineering, or related area OR 5 years' experience in architecture, construction management,engineering, or related area.
